TCS subsidiary Hypervault makes a big AI data centre move in Hyderabad

HyperVault AI Data Centre, an infrastructure subsidiary of TCS, has secured 264 acres of land in Hyderabad, Telangana, to build a purpose-built artificial intelligence data centre campus with an aggregate capacity of up to 1 Gigawatt (GW).
The project represents one of the largest private digital infrastructure commitments in India, with HyperVault and its ecosystem partners expected to invest up to Rs. 70,000 crore to construct, operate, and manage the campus.
Engineered specifically to support the compute-intensive requirements of frontier AI research companies and global hyperscalers, the campus is designed for high-density GPU clusters executing large-scale model training, real-time inference, and advanced high-performance computing (HPC) workloads.
Engineering for High Density: Thermal, Power, and Sustainability Standards
Modern foundation models and multi-agent systems require rack densities ranging from 40kW to over 100kW per rack, outpacing the cooling and power delivery capabilities of conventional enterprise data centres.
HyperVault's Hyderabad campus is engineered from the ground up to address these physical constraints:
- Direct-to-Chip (D2C) Liquid Cooling: Purpose-built coolant loops and manifold systems engineered to extract thermal energy directly from high-wattage GPUs and accelerator ASICs.
- Modular Power Blocks: High-voltage substations and redundant distribution lines designed to supply continuous power to multi-megawatt computing suites with minimal transmission loss.
- Water-Neutral and Green Operations: Integrated renewable energy procurement pathways paired with closed-loop, water-neutral cooling architectures to minimise environmental impact across the 264-acre footprint.
- Phased Deployment: Phased construction aligned with customer capacity reservations and shifting silicon form factors.
Strategic Alignment: The 'Infrastructure-to-Intelligence' Strategy
The Hyderabad development serves as the foundational physical layer for TCS's broader Infrastructure-to-Intelligence operational framework.Rather than functioning solely as a wholesale real estate provider, HyperVault allows TCS to offer a unified stack, connecting high-density physical compute to TCS's enterprise AI platforms, cloud migration frameworks, and systems integration services.
Shri A. Revanth Reddy, Hon’ble Chief Minister of Telangana, noted during the project announcement:
“This establishes that Hyderabad is now at the forefront of the global AI revolution with a strong focus on infrastructure. This decade is one of Artificial Intelligence. Access to AI models and compute is fast-becoming public infrastructure and having this compute reside in Telangana gives us an advantage.”

The project will generate several thousand direct and indirect technical and engineering jobs across Telangana, while stimulating regional supply chains across electrical power transmission, advanced cooling equipment, structural engineering, and high-speed optical networking.
